REDEMPTION

Länsimetro has informed us by post that we should relinquish to the city the right of use of our plot. What does this redemption really mean and will we be compensated for it?

Answer: This is not a case of actual relinquishment of the right of use of your plot. In the city plan in force, for the implementation of the west metro the city is granted the right of use of the underground space in the areas required. This only relates to the underground space, which the owner of the property cannot actually use and will therefore lose nothing but a formal right of use. For that reason, no compensation will be paid. The relinquishment of the right of use will take place by agreement or ultimately by a redemption procedure.


If we relinquish the right of use of our underground plot to the metro builder, can we no longer build a cellar, for example, or install a geothermal well?

Answer: Metro structures are usually located deep enough in the bedrock so that a property owner cannot use such space for any kind of construction. Thus the matter has no relevance with regard to the construction of a cellar; instead, the permitted building volume and building permit are the deciding factors. The city plan in force restricts the installation of a geothermal well because the underground space in the planning zone is reserved for the needs of the city. If not all the property is above the space needed for the metro, geothermal wells can be installed outside that space but will require a separate city permit for installing in the area of the property. Geothermal wells may not be built in the area of the structural components of the metro.


Will my home go down in value if I transfer the right of use of my plot to you?

Answer: Plots or other immovables will not be transferred to the west metro. Only the right of use of their underground space will be restricted in accordance with the city and metro plans. As such, it will not directly affect the value of the property, which is determined by market forces. On the contrary, the construction of the metro may increase the value of the property if the buyer feels that such a public service is important to him or her.

INSPECTION

We have received a notice that our home will be inspected. What does it mean? What is the purpose of the inspection?

During the inspection, an inspector authorised by Länsimetro will visit the residences together with the superintendent/maintenance company representative with the purpose of surveying the structure and condition of the properties and preparing necessary documentation. In addition, any "sensitive equipment" in the residences will be protected. Among the most common sensitive equipment in home use are desktop computers with hard disks. On the other hand, portable computers, video guns or recording digiboxes need not be separately protected. Not all sensitive equipment can necessarily be protected during the initial inspection. If that is the case, a new visit will be arranged for the residential unit or the inspector will give the resident or the office staff special protectors, which can easily be placed under the equipment. Upon completion of the project, a final inspection will be made of all residences for any damage caused. Länsimetro is obliged to repair all damage to residences caused by excavation work .
